New Hotels and Future Debuts in London – January 2026

London’s hospitality scene is preparing for a raft of new luxury and lifestyle hotels over the coming months. While many of the most talked‑about properties open later in the year, early 2026 still marks the start of an exciting period of growth.

From stately townhouses reborn as high‑end retreats to avant‑garde boutique concepts, here are the headline openings and what they promise.

Luxury debuts for 2026

1. Cambridge House, Mayfair – 2026

A landmark Georgian mansion on Piccadilly is being transformed into Cambridge House, the first UK outpost for Auberge Resorts Collection. Set within an eighteenth‑century Palladian townhouse once known as the In and Out Club, the 102‑room hotel will blend historic grandeur with contemporary luxury.

Plans include multiple dining venues centred on the Major’s Grill, elegant salons for afternoon tea and an indulgent three‑storey spa with swimming pool, bath house, treatment rooms and state‑of‑the‑art fitness studios. The reimagined house aims to recapture its history as a gathering place for London’s elite and become a new epicentre for fine dining and wellbeing.

2. House of Gods Canary Wharf – early 2026

Boutique brand House of Gods will launch its first London hotel in Canary Wharf as part of a 65,000‑square‑foot hospitality complex. The opening has been delayed but bookings are now expected from February 2026.

The 79‑room hotel draws on the group’s Scottish properties, with lavish interiors and an indulgent atmosphere. Guests can look forward to the Sacred Garden, a 300‑cover rooftop restaurant and bar overlooking Eden Dock, and a programme of live music thanks to a partnership with Broadwick Live. As with its sister hotels, the London outpost promises a “treat me like I’m famous” experience in the heart of the Docklands.

3. The Newman, Fitzrovia – early 2026

The debut project from Kinsfolk & Co, The Newman is set to open on its namesake street in Fitzrovia early in the year. The 81‑room hotel, which includes studios and apartments, draws inspiration from Art Deco and the neighbourhood’s bohemian heritage.

Facilities span Brasserie Angelica, a European brasserie serving classics from breakfast through late evening, a subterranean Gambit Bar, private dining rooms and a dedicated wellness floor. The spa will offer halotherapy cabins, a hydrotherapy pool, an active salt room and a meditation studio, while penthouse suites come with private terraces and can be combined for exclusive use.

4. Six Senses London, Bayswater – early 2026

Wellness‑focused operator Six Senses will open its first UK property within the Whiteley redevelopment in Bayswater. The hotel is designed with 109 rooms and suites plus 14 branded residences.

Anchoring the project is a 25,000‑square‑foot spa featuring a magnesium pool (a first for London), cryotherapy and flotation therapies, a longevity medical clinic and movement studios. Six Senses will also unveil Six Senses Place, a members’ club that prioritises wellbeing over exclusivity. With its emphasis on holistic health and restorative design, the hotel will bring a resort‑style experience to the city.

5. St. Regis London, Mayfair – mid‑2026

Occupying the former Westbury hotel on the corner of Conduit and New Bond Street, the St. Regis London is scheduled to open in mid‑2026. The redevelopment adds two new floors to the building and reimagines the façade to blend modern luxury with Mayfair heritage. Inside, 195 rooms and 64 suites will be complemented by a signature restaurant, a late‑night jazz bar, a library and a private dining room.

The property will offer two spa suites with plunge pools and saunas, while continuing the brand’s traditions such as personalised butler service and Midnight Suppers. General manager Marco Novella, appointed in 2024, aims to create a home from home for global travellers.

6. Hyatt Regency London Olympia – May 2026

As part of the £1.3 billion regeneration of Olympia London, Hyatt will open a 196‑room hotel directly connected to the exhibition centre. Scheduled for May 2026, the five‑star property will feature a restaurant and lounge, a market‑style bar and three modern meeting rooms.

Guests will benefit from easy access to events at the convention centre and the broader redevelopment, which is transforming the area into a new cultural and entertainment district.

7. Imperial Hotel Bloomsbury – summer 2026

The historic Imperial Hotel overlooking Russell Square is undergoing a comprehensive refurbishment and will reopen in summer 2026.

The 357‑room hotel will showcase mid‑century modern interiors alongside lounges, multiple dining spaces and a rooftop bar with panoramic views over Bloomsbury. The renovation aims to honour the property’s modernist heritage while providing the amenities expected by contemporary travellers.

Lifestyle and boutique projects

Beyond the headline luxury names, several lifestyle hotels are also set to debut around the turn of the year. The Other House Covent Garden will bring 146 apartment‑style “Club Flats” alongside the Owl & Monkey cocktail bar, a casual bistro and a rooftop bar with sweeping city views. Sir Devonshire Square, a new concept from Sircle Collection near Liverpool Street, will offer 81 rooms, a members’ club, fitness studios and green spaces.

Dao by Dorsett North London will provide serviced apartments in a restored Grade II‑listed building, while citizenM London Olympia promises contactless stays within the revamped Olympia complex. Although many of these open in late 2025, they will be among the newest options on the market as 2026 begins.

The pipeline of hotels scheduled for 2026 illustrates London’s confidence as a global hub for hospitality. Developers are breathing new life into historic buildings, from Palladian mansions to modernist landmarks, while international brands focus on wellness, personalised service and local flavour.

For visitors planning trips from January 2026 onward, these openings offer a glimpse into the capital’s future: a richer choice of accommodation, elevated dining and spa experiences, and versatile venues for events and meetings. Whether you’re seeking heritage luxury or modern boutique flair, London’s new hotels promise stays that are both memorable and meaningful.
